REMODELLING

We have a proven track record in designing both Contemporary and Traditional extensions in Bristol, Bath & Frome. Site dependant the design response is often balanced on the clients requirements, the setting and Local Authorities advice. We are able to offer designs for rural solutions to extend listed farm houses, urban extensions to listed buildings and classical designs.

We offer a free design consultation for domestic and commercial clients please contact us to arrange.

Our Top Tip! If you are looking to extend your property please book in for a c0nsultation as soon as possible. The timescales to acheive listed building consent can take quite a while. Some people would be surprised to learn that with a pre application submission, planning conditions & listed building application it could take around 4 months to get a permission in place. Also you need to allow the design team to assemble the require research and information package, usually there is a large number of drawings and information required to register the application, far in excess of a normal planning application. You may also require party wall consent from your neighbour click here to learn more.

LISTED BUILDING SURVEYS

When you are purchasing a listed or old building it is extremely important that you commission a full Building Survey opposed to a homebuyers report or valuation. Purchasing your home is probably the biggest outlay you are ever going to make, older properties are much more likely to have serious defects and a RICS branded full building survey will help to reduce some of the unknown risks that might exist.

Our RICS Building Surveyors in Bristol, Bath and Frome provide surveys for a variety of properties both residential and commercial. This service may also be required when applying for listed building consent or a similar schedule of repairs. Due to our office locations in Bath, Bristol & Frome we are able to provide building surveys across a broad range of locations. Including the Wiltshire & South Gloucestershire Local Authority areas.

Often a full listed building survey is a good start to planning your refurbishment as it will help identify and prioritise defects. This service is really useful to accompany our architectural services as we are able to create a better maintenance strategy for the building and where possible carry out any remedial works whilst we provide alterations or extensions

We have a unique market approach, our clients are people not numbers and we are not in the business of volume surveys, we provide high quality bespoke surveys, tailored to your needs as the client. We often investigate specific issues during our survey and can review options for restoration and extension. We provide an unrivalled after service, We will call you after the survey to discuss any major issues identified, our surveys contain an approximation of the costs involved to bring the property up to a reasonable standard.

Our after service can also include firming up costs with our in house quantity surveyor, drawing up of a schedule of repair repairs and project management.  If you would like to book a survey with us we will require you to agree to our terms and conditions, please email or call our offices to obtain a quotation.
