Our experience and heritage was developed from working within the historically sensitive World heritage Site of Bath. LISTED BUILDING APPLICATIONS
Planning to alter or extend a listed building in a way that could affect its character? You are required by law to apply for listed building consent from your local authority. Listed buildings are usually given a grading based on their significance, the Conservation Architecture Practice has working knowledge and experience working with all grades including Grade I and II*.
Most people are not aware that unauthorised works to a listed building is a criminal offence and you can be prosecuted, fortunately the Conservation Architecture Practice can arrange all of the required consents for you and advise on what alterations may be considered acceptable.
Our team specialises in gaining listed building consent in Bristol, Bath and Frome and will give you practical balanced advice about the best strategy to approach the Local Authority, including the use of the pre application procedure where required. Our Top Tip! If you are looking to extend your property please book in for a c0nsultation as soon as possible. The timescales to acheive listed building consent can take quite a while. Some people would be surprised to learn that with a pre application submission, planning conditions & listed building application it could take around 4 months to get a permission in place. Also you need to allow the design team to assemble the require research and information package, usually there is a large number of drawings and information required to register the application, far in excess of a normal planning application. LISTED BUILDING SURVEYS
When you are purchasing a listed or old building it is extremely important that you commission a full Building Survey opposed to a homebuyers report or valuation. Purchasing your home is probably the biggest outlay you are ever going to make, older properties are much more likely to have serious defects and a RICS branded full building survey will help to reduce some of the unknown risks that might exist.
Our RICS Building Surveyors in Bristol, Bath and Frome provide surveys for a variety of properties both residential and commercial. Historic BUILDING DEFECT ANALYSIS & FIRE RISK
If you own or rent a historic building and have specific issues or defects we are able to provide a defect analysis recommending further investigation, recording defects or repair methodology. We usually carryout an initial survey based on an hourly inspection rate. If this service sounds suitable please call our offices and they will arrange for an inspector to visit the property.
We can also carryout fire risk assessments in Bath, Bristol & Frome, any commercial building, apartments with common areas or HMO's are required to hold a current Fire risk assessment by law. (The Regulatory Reform (Fire Safety) Order 2005 (FSO)) Often Historic buildings are difficult to make comply with modern standards. We have a proven track record for obtaining Listed Building Consent for such works if the Fire Risk Assessment identifies the need to upgrade the structure, upgrade historic doors or install fire alarm systems. We can handle the process for you to save having to use multiple service providers.
We also have experience in upgrading the fabric of listed buildings sensitively and protecting historic features such as ornate plaster ceilings. We can produce bespoke technical detailing to achieve 60 minute fire protection between separating floors.

Mark Wiltshire BSc (Hons)
CONSERVATION TEAM LEADER
Senior Architectural Technologist and Conservation Specialist, Mark has worked for WBC since graduating and is an associate of CIAT. He has a degree in ATD from the University of The West of England and is currently finishing a conservation masters degree in Oxford. He is an expert in the conversion of historic buildings and the sensitive application of upgraded building fabric.
Mark has worked heavily on the research and development of new technology to apply to historic vault conversions in Bath. Mark lives in Clifton, Bristol and can often be found working in our Bristol and Bath offices on heritage projects in the local area.
Mark is an expert at applying conservation principles and planning and has an excellent working knowledge of the conservation system.
James Dean MSc BSc (Hons)

James is a chartered fellow of CABE and a chartered architectural technologist he has been working in Bath since graduating with a degree in architectural technology and design. He also has Masters in building surveying and in his early career studied under Peter Johnston RIBA Conservation Architect.
James is an ambassador of quality architectural design and provides strategic advice for clients looking to develop or alter listed buildings. James is also a skilled surveyor and provides building surveys on a wide variety of historic properties. James is also an expert in using technology with architectural design and detailing to protect historically important features. He has project administration experience of upgrading and altering several listed buildings.

Sam is a chartered architectural technologist, building engineer and Surveyor. previously he worked for an architectural practice in South Wales and a well known architect in Bristol on projects as prestigious as the Welsh Assembly offices. He has extensive site experience and an excellent technical knowledge, he is also a specialist in CDM compliance.
Sam is a highly skilled building surveyor and has applied his building surveying skills to properties as prestigious as Great Pulteney Street, in Bath. He also has an architectural technology and design degree and a Masters in building surveying
Sam has extensive experience of project administration of historic buildings and listed building upgrades.
